Which one of your current projects in the industrial and logistics real-estate segment would you present to an international professional public as a representative example of your activities in the Czech Republic, or as evidence of how the standards of these parks are evolving?

We would like to present the ZF Aftermarket project built on a 30-hectare brownfield of the former Škoda factory in the Karlovy Vary Region as a benchmark of sustainable industrial construction. It is the first industrial building in the Czech Republic with carbon-neutral construction and fossil-fuel-free operation. The building achieved BREEAM New Construction certification at the highest Outstanding level. An exceptional 98% of construction waste was recycled. A total of 16,000 tonnes of embodied CO₂ were fully offset through local ISO 14064 carbon credits verified by TÜV Austria. The project sensitively reflects the site’s history and symbolizes the transformation of a coal region towards a modern, sustainable future.

A project we are proud to showcase is P3 Ostrava Central. It represents a unique transformation of a 44-hectare brownfield in the heart of Ostrava into a modern next-generation logistics and industrial park. We expect the entire park – currently in its second phase of construction – to be completed by the end of 2030. The project brings new life to the area, integrates sensitively with the urban environment, and offers flexible space for logistics, light manufacturing, and e-commerce. Its strategic location just 3 km from the city centre, excellent transport accessibility, and strong focus on sustainability with a BREEAM Excellent certification underline our ambition to develop high-quality and responsible projects in the Czech Republic and the broader Central European region.

Prologis Park Prague-Rudna, one of the largest Prologis parks in the Czech Republic. It combines modernized existing buildings with new developments delivered to the latest Prologis standards. Targeted investments of CZK 750 million over the past decade have significantly enhanced its efficiency and sustainability, and the park has become one of the most sought-after logistics locations. With direct access to the D5 motorway and excellent links to Prague city center and the airport, it serves as a key hub for 3PL, e-commerce, and retail, reflected in its current almost 100% occupancy rate.
